Air Duct Sealing
Air Duct Sealing to Stop Wasted Heating and Cooling
Leaky duct joints are one of the most common, and least noticed, sources of wasted energy in a home. Air escapes into the attic or crawlspace before it ever reaches your rooms.
We seal accessible joints, seams, and connections with mastic and HVAC-rated materials so your system delivers what it produces.

What duct sealing actually involves
Ducts leak mostly at connections: where branches meet trunks, at register boots, around the air handler, and at the return plenum. Over time, the tape originally used on these joints dries out and lets go.
We seal those joints with water-based mastic or UL-listed foil tape, which stays flexible and bonded for years. Return-side leaks get special attention, because a leaky return in a crawlspace can pull damp, dusty air straight into your system.
Our duct sealing process
- Step 1
Inspect joints
Check accessible connections, boots, and plenums.
- Step 2
Prep surfaces
Remove failed tape and clean joints for good adhesion.
- Step 3
Seal
Apply mastic or foil tape to joints, seams, and gaps.
- Step 4
Verify
Check airflow at registers after sealing.
Benefits of sealed ducts

Better comfort
Improved airflow to rooms at the end of long duct runs.
Less dust and humidity
Sealed returns stop pulling in crawlspace and attic air.
Easier on equipment
Your system reaches temperature faster and runs less.

Air Duct Sealing questions
How much air do leaky ducts waste?
It varies a lot by home, but leakage in older, unsealed systems can be significant. The more ducts you have in unconditioned spaces, the more sealing matters.
Can you seal ducts inside the walls?
We seal the accessible portions: attic, crawlspace, basement, and at registers. Ducts fully enclosed in finished walls generally aren’t reachable without opening the wall.
Does sealing replace insulation?
No, they work together. Sealing stops air leaks; insulation stops heat transfer through the duct walls. Ducts in attics and crawlspaces usually need both.
Is sealing worth it on old ducts?
If the ducts are in decent condition, yes. If they’re deteriorated, replacement may be the better investment.
