AC Maintenance

Air Conditioning Tune-Ups Before the Summer Rush

A spring tune-up is the cheapest way to avoid a mid-July breakdown. We clean, test, and inspect your system so it’s ready for the heat.

It’s especially worthwhile for shore homes, where salt air and sand build up on outdoor coils faster than they do inland.

What a real tune-up covers

Our maintenance visit isn’t a quick look and a sticker. We clean the outdoor condenser coil, check refrigerant pressures, test capacitors and contactors, measure electrical draw on the compressor and fan motors, clear the condensate drain, and check the indoor coil and blower.

The goal is to find the weak part before it fails. A capacitor testing low in April is a quick replacement; the same capacitor failing on a 95-degree afternoon means a hot house while you wait for service.

Why regular maintenance pays off

Fewer breakdowns

Most summer failures start as small, detectable problems.

Lower energy use

Clean coils and correct charge help the system cool with less electricity.

Longer system life

Reducing strain on the compressor helps it last longer.

Warranty protection

Many manufacturers require documented maintenance to honor warranties.

AC Maintenance questions

How often should my AC be serviced?

Once a year, ideally in spring. Coastal homes and rentals with heavy summer use benefit the most from staying on schedule.

What can I do between visits?

Change or clean your filter every one to three months, keep plants and debris at least two feet from the outdoor unit, and gently hose off the condenser fins with fresh water after storms or salt spray.

Can you service rentals between tenants?

Yes. We can schedule around your rental calendar and coordinate access with you or your property manager.

Will you tell me if something needs to be replaced?

Yes, but you’re never obligated. We’ll explain what we found and how urgent it is, and you decide.
